The Floor Plans
Some may think that floor plans are a detail, but they could be one of the factors that affect the cost the most. Things like the number of bathrooms and where they’re situated, for instance, will make a major difference. A toilet on a second story will cost much more to install than those on the first floor. Framing is the single most expensive part of having a house built. It can be tough to estimate exactly how much it will cost to have a house framed, but there are some general guidelines that you can follow to get a rough idea.
Larger houses will usually cost more to frame. The type of framing you use will also make a difference. Stick framing is the most widely used mainly because of how cheap it is. You can expect to pay anywhere from $100 to $200 per sq ft for stick framing. You also have timber framing that uses a variety of carpentry techniques instead of nails to hold everything together.
Building the foundation is another major expense. Many factors can affect how much you end up paying for it. One of the biggest is the house’s location.
Things like material costs where you are will make a difference, but also the expertise of laborers in the area.
